So it broke for me again today. So I don't know what has changed but seems to me VMWare related. Once I changed the VM network to NAT and then applied the port forwards I got it working. So something with VMWare network driver or my Network card driver. In any event it complicates the setup because of double NAT and VMWare host firewall but it works. Thought I'd share for those who might be doing the same.
